Job Description

Job Descriptions:

  • Overall in-charge and responsible for the operation of administrative, finance, building facilities and M&E systems to ensure smooth operation of the building.
  • Monitor and work closely with service providers and ensure its optimum performance at all time.
  • Liaise with relevant authorities and government agencies in relation to permits, insurance, licenses, etc for operations, property maintenance, security and safety.
  • Manage and overseeing day to day management and maintenance operation of the common property and facilities in accordance to house rules, relevant by laws and statutory.
  • To assist the Property Manager who is overall in charge of and directly responsible for the planning, implementation, supervision and manage all building policies & procedures.
  • Proactively carry out routine inspection on the condition of the building and prepare report and recommendation for rectification or improvement.
  • Identifying defects and recommend solutions by preparing adequate scope of works before calling / sourcing for contractors / suppliers / service providers to quote for rectification of works.
  • Supervising and monitoring servicing, rectification and installation works carried out by external contractor and in-house maintenance.
  • Attend to residents/owners’ inquiries service requests and complaints professionally and ensure resolved satisfactory within Company’s assigned timeline and KPIs
  • Development of annual budget and forecasts for Strata Corporations and implement building maintenance strategies within budgetary constraints.
  • Assist in credit control and all exercises carried out to improve collections of service charges and sinking fund.
  • Assist in preparing Weekly/ Monthly Management Reports which include update of financial situation, condition of the property and administrative information.
  • To carry out any other ad hoc tasks assigned by the Management from time to time.

Job Requirements:

  • Candidates must possess at least a Diploma or Degree in Real Estate or Building Management / Engineering or others related field.
  • Minimum 2 years working experience in the Property Industry
  • Knowledge in Strata Management Ordinance, Strata Management Regulation, and Strata Title Ordinance would be an added advantage
  • Good command of oral English and Mandarin and good written communication skills.
  • Self-motivated, well organized and responsible.
  • Good interpersonal and customer service skills.
  • Proficient in computer literacy
  • Able to work on weekend

Salary:

Senior Property Executive: RM 2,500 and above

Property Executive: RM 2,000 and above

Job Description:

  • To generate, monitor and support administration billing and collections, correspondence, quotation, purchase order, invoices, office and documents administrative tasks.
  • Assist Property Manager/ Property Executive in oversees the day-to-day property operational matters
  • To ensure that all collections such as service charge and sinking fund for the properties are timely collected.
  • To ensure invoices, statement, reminder letter to owners/residents are delivered on time every month
  • To ensure the issuance of official receipt to all the payment by cash, cheque or electronic transfer.
  • Assist the owners/ tenants to resolve their problems and complaints
  • Follow-up with contractors and maintenance team on maintenance and rectifications of defects
  • Promptly attend to emergency matters and report to Superior/ Manager as necessary.
  • Coordinate with service providers such as cleaners and maintenance teams to ensure upkeep, cleanliness, and safety of public areas.
  • Liaise closely and maintain good rapport with tenants, landlords and contractors
  • To manage and maintain timely filing and documentation system in place
  • Keeping of all records and inventory listing of office equipment and tools used for operations and maintenance
  • Comply with proper procurement procedures
  • Keep update control sheet to ensure all documents, agreement, licences, etc are up to date and renewal (if necessary) are made in time.
  • Ensure service providers submit all claims by the predetermined date of each calendar month to facilitate the preparation of payments complete with relevant supporting documents.
  • Ensure timely settlement of statutory payments, utilities bills, outgoings and expenses.
  • Ensure proper management and control of petty cash account
  • To handle Account Payable – supplier invoices data entry, payment, and reconciliation.
  • To carry out any other ad hoc tasks assigned by the Company from time to time.

Job Requirements:

  • Admin cum Finance Executive – minimum in Diploma/ Advanced/ Higher/ Graduate Diploma in Finance/Accountancy/Banking or equivalent with at least 3 years working experience.
  • Admin cum Finance Assistant – minimum SPM / STPM / Diploma / Professional Certificate in any related discipline with at least 2 years working experience
  • Candidates with relevant experience in Property Management / Hotel industry will be added advantage.
  • Proficient in English. Proficient in Mandarin will be added advantage.
  • Good communication and interpersonal skills with pleasant personality
  • Customer service oriented, matured and trustworthy
  • Well known of Microsoft Office (Word, Excel, Power Point etc.)

Salary:

  • Admin cum Finance Executive: RM 1,800 and above
  • Admin cum Finance Assistant: RM1,500 and above

Job Description:

  • To assist Property Executive/ Manager in the operation and maintenance of the M&E installation equipment and service when necessary
  • Supervising and liaising with various appointed maintenance and service contractors
  • To carries out inspection and checking on all the common building facilities and lighting in according to preventive maintenance schedule to ensure that they are in good working condition.
  • Trouble shooting and repair all faulty equipment, fittings and furniture
  • Able to carry out minor rectification works such as leakage, blockage, painting, replacement of faulty fittings, etc.
  • To ensure all the M&E tools and equipment are well kept, carry out inventory checking for maintenance tools, electrical items, parts and consumables from time to time
  • Monthly water and electrical reading records.
  • Be on site whenever required at whatever time.
  • Perform other duties as deemed necessary by the Superior/ Manager

Job Requirements:

  • Minimum SPM, SPMV or Certificate in Electrical & Electronic or equivalent with any related field.
  • Minimum 2 years’ experience in Building maintenance industry.
  • Have good skills in maintenance job and repairing in aspect of building facilities
  • Candidates possess electrical and electronic skills / experiences will be added advantage
  • Candidates must be able to respond to emergency call duty and change shift
  • Able to speak and write in English and Bahasa Malaysia
  • Computer literate will be added advantage.

Salary: RM 1,300 and above

Job Description:

  • To attend to any day-to-day operation and maintenance of building premise by attending to all maintenance and operations issues which include electrical, plumbing, air conditioning, fire alarm system, PA sound and M&E systems as well as general building matters
  • Ensure all mechanical and electrical systems are operating within the established performance parameters
  • Initiates, implements and manage comprehensive/ corrective maintenance work to prevent or minimize equipment breakdown and power failures.
  • Supervising and liaising closely with various appointed maintenance and service contractors
  • Attend to all defects/complaints by residents/ owners, provide feedback and proposed solutions for rectification.
  • Liaise with relevant authorities and vendors to ensure compliance of the applicable laws which include Syarikat Sesco Berhad, Jabatan Bomba, SPKA, Jabatan Air, and other regulatory governing bodies
  • Responsible in the installation, maintenance and trouble-shooting of electrical wiring systems, air-conditional system, firefighting system as well as other building services
  • Conduct periodic inspection and maintenance of Air Conditioning System and Fire Fighting System and lifts
  • To provide inspection and update status on mechanical and electrical supply system condition.
  • Maintaining licenses logs and renewal in compliance with the statutory requirements and regulations
  • To lead and manage a team of technicians & facility resources to provide effective and reliable support services for all M&E systems and facilities equipment
  • To ensure all necessary spare parts, tools and equipment and consumables are sufficient at all times to operate and maintain the M&E systems at optimum efficiency level
  • Support and standby on-site as and when there are operation support needed.
  • Perform other duties as deemed necessary by the Superior/ Manager
  • Travel to multiple sites when required

Job Requirements:

  • Possess minimum SPM, SPMV or Certificate in Electrical & Electronic or equivalent with any related field.
  • Competent Chargeman L1 Certificate and recognize by the Electrical Inspectorate Unit (EIU)
  • Troubleshooting electrical and able to read electrical drawing and schematic of panel control
  • Minimum 2 years’ experience in Building maintenance industry.
  • Have good skills in inspecting, troubleshooting, repairing, and maintaining electrical system and equipment within authorization and competency
  • Equip with supervisory skill and people management experience
  • Candidates must be able to respond to emergency call duty and change shift
  • Computer literate and able to speak and write in English and Bahasa Malaysia
